    Residential Demolition in Melbourne: What You Need to Know

    Demolition is often the first step in a renovation or rebuild project. Whether you are removing a deck, taking out a wall, or demolishing an entire room to start fresh, understanding the process, permits, and potential hazards will help you plan properly.

    When you need a permit for demolition

    In Victoria, demolition of a building or part of a building generally requires a building permit. Minor demolition work, such as removing a non-structural wall, may be exempt, but it is always best to check.

    If your property is in a heritage overlay, a planning permit is also required for demolition, and council may impose conditions on what can be demolished and how. We coordinate permit applications with a registered building surveyor as part of our service and ensure everything is compliant before any demolition begins.

    Asbestos considerations

    Homes built before 1990 in Melbourne may contain asbestos in a range of materials including wall sheeting, eave linings, bathroom and laundry walls, fencing, and roofing. Asbestos-containing materials must be identified, managed, and removed by a licensed asbestos removalist if they will be disturbed during demolition.

    We always assess the potential for asbestos during our initial site inspection and can arrange testing if there is any doubt. Safety is not something we take chances with.

    The demolition process

    We approach demolition methodically. First, we disconnect any services that run through the demolition area, including electrical, plumbing, and gas. Then we remove any salvageable materials, particularly timber that can be reused or recycled.

    The demolition itself is carried out carefully to protect the remaining structure. For partial demolitions, such as removing a wall or section of a house, this means proper bracing and temporary support to ensure the remaining structure remains stable. All waste is sorted and disposed of responsibly.

    What demolition costs

    Demolition costs depend on the scale of work, the materials involved, and whether asbestos is present. Removing a small deck or shed might cost $1,000 to $3,000. Demolishing a room or section of a house can range from $5,000 to $15,000 or more depending on complexity.
