Here is what Melbourne homeowners should watch for and when to act.

    Common signs of structural issues

    The most common indicators of structural problems include floors that are uneven or bounce when you walk on them, doors and windows that stick or do not close properly, cracks in internal or external walls, and gaps appearing between walls and ceilings or walls and floors.

    In older Melbourne homes, these symptoms often relate to deteriorating stumps, particularly in areas with reactive clay soils that expand and contract with moisture changes. Melbourne's western suburbs are particularly prone to this due to the soil composition.

    Restumping and reblocking

    Restumping involves replacing the stumps (posts) that support your home's floor structure. Original timber stumps in older Melbourne homes typically last 30 to 50 years before they deteriorate to the point where the floors become uneven.

    We replace timber stumps with concrete or steel stumps that provide a much longer lifespan. The process involves jacking up the house floor, removing the old stumps, installing new stumps at the correct height, and lowering the floor back onto the new supports.     Wall and framing repairs

    Structural wall issues can range from minor cracking due to settling to significant movement caused by foundation problems. Hairline cracks in plaster are common in Melbourne homes and are usually cosmetic. Cracks wider than 5mm, staircase-pattern cracking in brickwork, or cracks that are getting worse over time need professional assessment.
